The existing landmark building which has been serving as the HQ for Ageas for over 10 years, offers a “brown-to-green” repurposing opportunity to create a highly sustainable Grade A office building.

Located near the Boavista roundabout in Porto, the asset is located in Zone 1, with nearby access to the transportation network and rich commercial amenities. CBD Boavista is still the primary zone for occupational requirements, accounting for around 50% of all Porto demand.

Concept, creative & efficiency

Over the course of the 3 year project, we aim to implement a comprehensive refurbishment programme to Grade A specification. This will also include significant parking at street level and basement (-1 and -2), amenity at GF and L1, and offices at L2 to L6, lending itself to both a single occupier or multi-let strategy.

Design approach

A significant intervention will be made in the building to replace the façade and M&E, creating a highly sustainable and modern Grade A office building. The central street provides significant area for amenity and office suites that would be suitable for smaller occupiers, creating a vibrant focal point for the building.

The site

Over 2,500sqm of external terracing exists at GF, L1, L2, L5 and Roof, a hugely valuable and sought after amenity for occupiers in the post-covid environment. This is a unique feature when compared to existing stock of available office buildings in the core CBD.

Range of floor plates from 800 sqm to 2,000sqm are highly attractive to new entrants to the Porto market, or those looking to grow their existing operations at scale.
